Frequently asked
What exactly is included in the 10% fee?
Rent collection, tenant onboarding, annual compliance (gas, EICR, EPC renewals), routine maintenance coordination, 6-monthly property inspections, deposit handling, and access to your landlord portal with monthly statements. Major works and emergency call-outs are billed at cost with no markup.
Do you charge setup or renewal fees?
No. We charge one transparent management fee. No onboarding fee, no tenant-find fee on top, no renewal fee when the tenancy rolls over. This is unusual in the market and intentional.
What happens if a tenant stops paying?
Our standard process kicks in: we serve notice, coordinate with you, and if necessary pursue through the courts with our legal partners. You can also consider our Guaranteed Rent scheme, where we pay you regardless of whether the tenant pays us.
Can I still choose tenants?
Yes. We reference, vet, and recommend — you have final say on every let. We'll never place a tenant you haven't approved.
How do you handle maintenance?
We have a vetted trades network across London. Anything under £300 goes ahead under a standing authorisation; anything over requires your approval first. All invoices are passed through at cost — no hidden markup.
Are you insured?
Yes. We carry full professional indemnity and public liability insurance, are registered with Client Money Protect (CMP), and are members of ARLA Propertymark and The Property Ombudsman.
