Block management has a reputation problem — and it's often earned. Opaque service charges, slow response times, and contractors picked for relationships rather than quality have soured leaseholders' trust across the industry.

We do block management differently. Every leaseholder gets a portal with real-time accounts. Every service charge is itemised. Every major works decision is put out for competitive tender. Every complaint gets a response within one working day.

Whether you're a 6-unit conversion or a 120-unit new-build, we manage with transparency as the default, not a feature you have to ask for.

Per-unit-per-year flat fee. Covers all routine management, service charge administration, statutory compliance, AGMs, and leaseholder communication. Major works project-managed at a separate agreed rate.

Frequently asked

Can we switch from our current managing agent?
Yes — switching is your right. Most RMCs and RTMs give us an instruction, notice is served on the current agent (typically 3 months), and we handle the full handover including accounts reconciliation. There's no cost to switching with us.
How are major works tendered?
All works above the Section 20 threshold go out to a minimum of three competitive tenders. Leaseholders get full consultation documents, the option to propose their own contractors, and the final specification is agreed with the directors before work begins.
Do you take commissions on insurance?
No. We pass buildings insurance through at cost and shop it on the open market every three years. Any commission received is rebated back to the service charge account. This is disclosed in writing.
What certifications do you hold?
ARMA-Q accredited, RICS-regulated, and members of The Property Ombudsman and The Property Redress Scheme. Client money is protected under a recognised CMP scheme.
